Sorry for the belated response, should be expected, given the circumstance. House is about %60 usable, area-wise. There is some structural damage, mainly the demising wall (structural strongpoint). Bottom plate and studs need replaced, vent stack for plumbing has been replaced & main supplies for water (hot/cold) have been replaced or repaired. Drywall is demo-ed & back up (skimming & slap texture ceiling pending). Then onto paint & finally carpet. Big duh! It's a pain in the arse, but it's not moving too terribly slow. At the end of the day, all I can say is... I wish this for noone. It's survivable, but the stress of the details is what kicks my ass. Schedule, move crap, move more crap, vacate all your guitar goodies so they don't get caught in the mix... ... ... and so on, and so on... ... Don't wish it on anyone. BTW - neighbors furnace was the cause. Kind of a "perfect storm scenario", BUT!!! If you don't know the ins & outs of furnace inspection & your furnace is more than 10 years old. PAY TO HAVE IT DONE!!!! If you want details, or more info, FEEL FREE to PM me. I install HVAC systems for a living.
